Booking.com and Airbnb collectors are adapted from the supplied prototype scripts and use undocumented endpoints. They can fail when upstream interfaces change. Google Places provides property discovery, not nightly prices.
Price normalization
Numeric Booking.com stay totals can be divided by the verified number of nights. Currency is preserved. Ambiguous Airbnb display strings remain display strings; taxes and cancellation policies stay unknown unless provided.
Freshness and availability
Rate searches include collection timestamps and may reuse a cached result for up to one hour. Failed queries never produce synthetic results. An absent price is not proof a property is sold out.
Comparable conditions
Before making a pricing decision, match stay dates, adults, room type, currency, tax treatment, meal plan and cancellation terms. Current pilot observations are not automatically certified as like-for-like rates.
Account boundaries
Customer records are isolated by authenticated account. PMS secrets are encrypted server-side. AI access uses scoped, expiring credentials with explicit consent.
Pilot limitations
Forecasting, automated rate publication, full PMS reservation synchronization and certified partner coverage remain dependent on provider commissioning. No guaranteed revenue uplift is claimed.
